It\u2019s important to be aware of the rules and regulations though. If you go ahead with work that required planning permission you may have to reverse or alter the work at significant cost. Read on to find out how planning permission relates to gardening and landscaping works.<\/p>\n<h3>What is planning permission?<\/h3>\n<p>Planning permission is a system where the local authority can consent to building works. Many types of landscaping and gardening works are covered by permitted development rights, which means that they can be carried out without planning permission.\u00a0 Some of the major groups of landscaping work are listed below, with information about whether they need planning permission.<\/p>\n<h4>Garden sheds and outbuildings<\/h4>\n<p>Timber sheds and outbuildings can often be built under permitted development rights, meaning you will not have to submit a planning application. There are some restrictions on these buildings, however:<\/p>\n<ul>\n<li>The building cannot be used as self-contained accommodation.<\/li>\n<li>The maximum internal size of the building is 30m2.<\/li>\n<li>The building cannot be larger than 50% of the land around the original house.<\/li>\n<li>It cannot be any closer to a road than the original house.<\/li>\n<li>If the building is further than 2 metres away from the boundary of the property, it must have a maximum overall height of less than 4m for a dual pitched roof or 3m for a pent roof. This means a maximum eave height of 2.5m.<\/li>\n<li>If the building is closer than 2 metres to the boundary of the property, the maximum overall height is 2.5 metres.<\/li>\n<\/ul>\n<p>Large brick outbuildings will usually need planning permission. Check with your local authority to find out the requirements in your area.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/advice.quotatis.co.uk\/wp-content\/uploads\/sites\/3\/2017\/01\/Paved-Driveway-300x229.jpg\" alt=\"\" width=\"300\" height=\"229\" class=\"alignright size-medium wp-image-112\" srcset=\"https:\/\/www.local-quotes.co.uk\/advice\/wp-content\/uploads\/3\/2017\/01\/Paved-Driveway-300x229.jpg 300w, https:\/\/www.local-quotes.co.uk\/advice\/wp-content\/uploads\/3\/2017\/01\/Paved-Driveway.jpg 751w\" sizes=\"(max-width: 300px) 100vw, 300px\" \/><\/p>\n<h4>Paved driveways<\/h4>\n<p>Restrictions also apply to paved driveways. You will not need planning permission to lay a new or replacement driveway if you are using a permeable surface which allows water to run through. This means gravel, permeable concrete block or porous asphalt driveways will not need planning permission.<\/p>\n<p>However, if the area is more than five square metres and you are using traditional nonporous surfacing you will need planning permission.<\/p>\n<h4>Patios<\/h4>\n<p>There are no restrictions for paving other areas of your home, like in the back garden. However, check with your local authority if you are planning substantial landscaping works. For example, if you are adding a large patio and significantly changing the elevation or slope of your garden to do so.<\/p>\n<p>Timber decking does not usually need planning permission if it is not higher than 30cm above the ground. If your decking and other extensions cover more than 50% of the total garden area, you will need planning permission.<\/p>\n<h4>General landscaping<\/h4>\n<p>The vast majority of other types of landscaping and gardening works will not need planning permission. For example, replanting or altering flowerbeds, adding artificial or natural grass, or installing a small patio are all examples of works that will not need planning permission.<\/p>\n<p>However, if you are planning a large change to your garden, check with your local authority as early as possible. The regulations can vary from area to area. If you own a listed building or live in a conservation area, you may need planning permission for gardening works.<\/p>\n<p>Take into account the possible ecological impacts of any landscaping or gardening works, especially if you have protected species in the surrounding area. You will also need to comply with any Tree Preservation Orders on trees in your property.<\/p>\n<p>You can check who your local authority is <a href=\"https:\/\/www.gov.uk\/find-local-council\">here<\/a>.
