Understanding the Scope of the Repairs

A pre-1900 terrace property in Bristol with broken tiles and leaks requires immediate attention to prevent further damage. This type of repair involves replacing damaged tiles, fixing leaks, and potentially upgrading associated roof elements like the drip felt and fascia boards. For a roof located on the second floor, scaffolding or safe access equipment will likely be required.

Steps to Repair Broken Tiles and Address Leaks

1. Inspection and Assessment

The first step is a thorough inspection to identify all damaged tiles, the extent of leaks, and any underlying issues such as rotting timbers or compromised underlayment. This ensures a complete repair plan that addresses both visible and hidden damage.

2. Tile Replacement

Damaged or missing tiles will be replaced with new tiles that match the existing roof’s appearance. For pre-1900 homes, sourcing traditional or reclaimed tiles may be necessary to maintain the property’s historic charm.

3. Drip Felt Replacement

The drip felt, which prevents water from seeping behind the fascia boards, may need replacement if it has deteriorated. New felt will be installed to provide effective water runoff and protect the roof structure.

4. Fascia Board Repairs

If the fascia boards are damaged or rotting, they will be replaced with durable materials like treated timber or uPVC. This ensures the roof’s edge is secure and visually appealing.

5. Aerial Removal

The old aerial, if unused or in poor condition, can be safely removed during the repair process. This reduces unnecessary weight and potential damage to the roof in high winds.

Cost and Timeline

The cost of this type of repair typically ranges from £1,500 to £3,500, depending on the number of tiles replaced, the condition of the fascia boards, and the complexity of the work. The project is expected to take 2-3 days, with an additional day for aerial removal and finishing touches if required.
