Having building work done can be stressful, as you’re letting someone make changes to your most expensive possession. But if you follow these 7 pieces of advice, you should have a trouble-free experience with your builder and you should be happy with the work they complete.

Make sure you’re clear about what you want your builder to achieve. If they don’t know what you want, you could end up being disappointed with the results.

If you change your mind about anything, make sure you agree any new costs and preferably update the contract.

Even the most experienced builders can find that some jobs take longer than they originally thought. If your builder needs to work on your project outside, remember that the weather could have an impact on how long jobs take.

Sometimes, building projects can be more difficult than first thought and the builder may have to spend more on materials or take longer to complete a task. This means that there could be differences in the original quote and the final price. Allow for about 20% extra on top of the quote to be safe, and make sure you agree new price with your builder.

Depending on the project, your builder could be at your property for weeks. If you would like them to adhere to certain rules, just ask them.

It’s not unreasonable to want your house to be left clean and tidy at the end of the day, and you can set your own rules about using your kitchen and bathroom. As long as you speak to your builder before they start work, they will be happy to oblige.

Don’t worry about asking your builder for updates. They will be happy to inform you about every stage of your project.

If you have any problems, make sure you talk to your contractor straight away as this will stop any disputes.

If your building project is a large one, consider keeping a record of all communication between you and your builder. You could even take photos of the different stages of the work. This will help resolve any issues in the unlikely event that there is a dispute.

If your tradesperson carried out any gas or electricity work, make sure you get the certificates.

Also, ensure that you check their work properly and point out anything you would like them to rectify. Good builders will want to make sure you’re happy before you pay them.

Once you’re entirely happy with your building project, make sure you pay your builders on time. If you were matched with them through Quotatis, make sure you leave them a review!
