It&#8217;s complex. <a href=\"http:\/\/www.moneysavingexpert.com\/mortgages\/stamp-duty\">MoneySavingExpert.com<\/a> uses the example of you buying a \u00a3300,000 property to show you how stamp duty works: <\/p>\n<ul>\n<li>The property is worth <strong>\u00a3300,000<\/strong><\/li>\n<li>You&#8217;ll pay <strong>nothing below \u00a3125,000<\/strong><\/li>\n<li>You&#8217;ll pay <strong>2%<\/strong> between \u00a3125,000 and \u00a3250,000, totalling <strong>\u00a32,500<\/strong><\/li>\n<li>You&#8217;ll pay <strong>5%<\/strong> on the value above \u00a3250,000 which is <strong>\u00a32,500<\/strong><\/li>\n<\/ul>\n<p>So you&#8217;ll pay <strong>\u00a35,000<\/strong>.<br \/>\n<img decoding=\"async\" data-src=\"http:\/\/removals.anytrades.co.uk\/wp-content\/uploads\/2016\/10\/86503546-300x200.jpg\" alt=\"woman paying stamp duty\" width=\"300\" height=\"200\" class=\"alignright size-medium wp-image-198 lazyload\" src=\"data:image\/svg+xml;base64,PHN2ZyB3aWR0aD0iMSIgaGVpZ2h0PSIxIiB4bWxucz0iaHR0cDovL3d3dy53My5vcmcvMjAwMC9zdmciPjwvc3ZnPg==\" style=\"--smush-placeholder-width: 300px; --smush-placeholder-aspect-ratio: 300\/200;\" \/><\/p>\n<h3>It&#8217;s better than the old system<\/h3>\n<p>Before, you had to pay 1% of the entire value on a property between \u00a3125,000 and \u00a3250,000. For a property between \u00a3250,000 and \u00a3500,000, you&#8217;d pay 3%. So that meant you&#8217;d pay <strong>\u00a39,000<\/strong> in stamp duty for a property worth \u00a33,000.<\/p>\n<h3>You have 30 days to pay<\/h3>\n<p>You&#8217;ve got <strong>30 days to pay your tax from the date of completion.<\/strong> If you don&#8217;t, you could get a fine and end up building interest on what you owe.<\/p>\n<p>It&#8217;s <strong>legally your responsibility<\/strong> to ensure you pay the tax, but your solicitor will sort it out. They will probably want the money before they complete the purchase for you to ensure that you pay.<\/p>\n<h3>How to pay your stamp duty<\/h3>\n<p>Ideally, you want to ensure that you&#8217;ve got enough money to pay for the stamp duty outright. But if you need to borrow the money against your mortgage, it is possible.<\/p>\n<p>Bear in mind that you will pay interest on the money you borrow to pay the stamp duty. On a 25-year term, at a rate of 5% and borrowing \u00a35,000, it will cost you <strong>\u00a38,500<\/strong> in interest. That&#8217;s pretty huge.<\/p>\n<p>Remember &#8211; we&#8217;re not financial experts, and all of these figures are estimates and information taken from government websites.
