Do I Need Planning Permission for Cladding my External Walls?

Planning permission can be confusing. There are often so many different rules and exceptions that it can be difficult to know what rules applies for your building work.

What is planning permission?

Planning permission is like asking to do a certain piece of building work. It can be granted, sometimes subject to certain conditions, or refused. It’s your responsibility to apply for planning permission, and you should do this through your local planning authority. You should make sure you’re granted permission before you begin work.

Planning permission for wall cladding and rendering

Normally, you don’t need to apply for planning permission for repairs, maintenance or minor improvements of the exterior of your house. This includes painting, cladding and rendering.

But if you live in a listed building, you will need listed building consent for any significant work you carry out. You’ll also beed to apply for planning permission if you live in a Conservation Area, a National Park, an Area of Outstanding Natural Beauty or the Broads and you want to clad your home with:

  • stone
  • artificial stone
  • pebble dash
  • render
  • timber
  • plastic
  • tiles

If you’re outside these areas, you won’t need to apply for planning permission. This is as long as the materials you use are of a similar appearance to the ones that were used in the construction of your house.
