If you want to install a new oil boiler in your property, you might need to apply for planning permission. Read on to learn more about planning permission and the rules that apply to oil boilers.
What is Planning Permission?
Planning permission can be obtained from your local planning authority. You will need to apply for planning permission before going ahead with certain building or installation work.
When your local authority receives your planning permission application, they will check if the work you want to do needs it. If it doesn’t, they will tell you and you can get on with the job. If you do need planning permission, they will decide whether to give it to you based on the appearance, size, use and access of whatever you want to build, install or alter. They will let you know what they decide so you can act accordingly.

Do you need planning permission to install a new oil boiler?
Generally, you don’t need planning permission to install a new oil boiler. However, if it requires an external flue this needs to be:
- No higher than 1 metre above the highest part of your roof if it’s on the side or rear of your property
- Not on the side or principle elevation of your property if is on designated land and fronting a road
If you’re not planning to go by these rules then you need to apply for planning permission.
If your property is a listed building or is on designated land, it’s a good idea to check with your local planning authority before installing your boiler, even if you’re planning to obey the above rules. Designated land includes conservation areas, national parks, World Heritage Sites and Areas of Outstanding Natural Beauty.
How do I apply for planning permission?
You can get advice and apply for planning permission through your local planning authority’s website. If you’re unsure who your local planning authority is, you can use the government’s online tool.
