Identifying and Fixing Damp Issues in Bestwood, Nottingham NG5

Hello,
I have a query, hopefully you would be able to help. Last year, some leak appeared in my child’s bedroom out of nowhere and it was not on the ceiling but started where ceiling and wall join and went half way down on the wall. As I had a few roof tiles missing (although not on top of this bedroom but on the other part of the roof), I fixed these hoping to solve the problem. I had several roofers come in, they said the gutters are clean, I paid other roofers to replace tiles and put eave trays as they advised will sort the problem but it actually made it worse. When it rains it looks like the wall on the inside is crying, the rest seem fine. A few weeks ago, mould started appearing in the bedroom next to this one but the rest of the floor is not affected. I never had this problem in the previous 6 years I have been living in the house and it only affected one of the two joining walls in one of the 3 bedrooms. Someone will have to go up in the loft to check the condition and establish what is causing the damp. Is it outside wall?
I heard you carry out surveys/visits to establish the problem, do you offer free ones and if not, what is the cost of these? Also, can you tell what the issue could be from the photos and how much it will cost to repair.
Many thanks, (I live in Bestwood, NG5 area)

Expert Advice on Investigating and Resolving Damp Issues

Damp problems like those described by Petya in her Bestwood property can stem from several sources, including faulty roofing, ineffective drainage, or compromised wall insulation. Since previous fixes have not resolved the issue, a thorough inspection is essential to identify the root cause and implement a lasting solution.

Common Causes of Damp in Upper Floors

The damp described, starting where the wall meets the ceiling and extending downward, is often caused by:

  • Leaking Roof or Flashing: Even if tiles are replaced, damaged flashing or missing felt underlay can allow water ingress.
  • Condensation: Poor ventilation in the loft or rooms can lead to condensation, especially if insulation is inadequate or wet.
  • Faulty Gutters or Eaves: Overflowing gutters or poorly fitted eave trays can direct water toward walls, exacerbating damp issues.
  • Penetrating Damp: Water entering through cracks or damaged exterior walls may lead to internal damp and mould.

Inspection Process

A professional damp survey will involve the following steps:

  • Roof Inspection: Checking tiles, flashing, and underlay for damage or poor installation.
  • Loft Assessment: Inspecting insulation, ventilation, and signs of water pooling or condensation.
  • Wall Examination: Investigating external and internal walls for cracks, breaches, or poor sealing.
  • Moisture Readings: Using damp meters to measure moisture levels in the affected areas.

Cost of Surveys and Repairs

Some contractors offer free surveys, but comprehensive inspections typically cost between £75–£150, depending on the size of the property and the complexity of the issue. Repairs will vary based on the findings but may include:

  • Replacing Roof Felt or Flashing: £300–£1,000 depending on the area affected.
  • Wall Repairs and Repointing: £100–£300 per wall section.
  • Mould Treatment and Prevention: £150–£500 for cleaning and applying anti-mould solutions.
  • Gutter and Eave Repairs: £100–£400 for refitting or replacing sections.

Next Steps for the Homeowner

To prepare for a professional inspection:

  • Take clear photos of the affected areas, including the interior wall, exterior wall, and roof.
  • Clear access to the loft and gutters to facilitate the inspection.
  • Document previous repairs and any relevant details about when the issue started.

Preventative Measures

Once the issue is resolved, consider these steps to prevent future damp problems:

  • Ensure proper ventilation in all rooms and the loft.
  • Inspect and maintain gutters, eaves, and roof tiles regularly.
  • Apply water-resistant coatings to external walls if necessary.
