By making improvements to your home you can add a great deal of value. In fact, the money you can make on the home can be as much as 14% – but this is as long as you get everything right.
There are loads of projects you might consider undertaking, but essentially it’s important to know the ones that’ll actually add value and ultimately, those which won’t.
The Department of Energy and Climate Change found that you can even increase property value by 38% in some cases.
So what will add this value to your home?
A renovated garden
There’s a huge difference between a well-kept and tidy garden, to one which is overgrown and in a mess. By updating your garden and changing the layout you can draw in potential buyers and leave them with great impression.
Solar panels
Solar panels are the most desirable non-essential for property buyers, mainly because of the lucrative incentives on offer with this renewable energy. With solar panels you can save a small fortune, whilst earning a guaranteed Government payment for 20 years.
Insulation
As much as a third of the heat in your home can be lost because of poor insulation, so obviously this is a welcome improvement. There are plenty of ways to upgrade this insulation too so you’re not tied to one measure. For instance you could add loft lagging, wall cavity insulation or even double glazing.
So what about the improvements which won’t add value?
Green Roofs
Green roofs seem to be becoming more popular because of benefits such as insulation and decreasing the amount of noise. But they’re one of these things you’ll either love or hate. Perhaps you absolutely love the idea – this doesn’t mean any potential buyer will and could be turned off your property.
Replacing Bay or Sash windows
Bay and sash windows are popular in any property as they look great and create character for the home. The problem is though, it costs a lot of money to replace them. And to make matters worse, any buyer won’t thank you for it. While replacing will save you some money on bills and may well be much needed, you won’t see that money again.
