The great debate of move or improve continues for homeowners in the UK with many falling on different sides of the line. So essentially there’s one question to consider; what home improvement should you make? Essentially, if you like both your home and your area, and it’ll cost less to add another bedroom than relocate, why not?
Whatever your need for more space: Storage, living room or an extra bedroom, the two best ways to gain space is with a basement or loft conversion. Of course, these projects aren’t without their mess or expense, but that’s the same as moving home.
Loft conversions
When it comes to any home renovations the first thing that puts many people off is planning permission. But what’s not known to many is that planning permissions isn’t necessarily needed, under the Rights of Permitted Development.
And regulations have even been relaxed in recent times, with the Government wanting to promote home improvements. Remember that some specific buildings will require planning permission, such as listed properties and homes in conservation areas.
Remember, if you do need planning permission then ensure to have this in place before commencing work or you could face a heavy fine.
You’ll also need to look at the loft space available and decide exactly what your property needs. Loft conversions are typically used to create extra bedrooms, whilst being cost effective solutions to gaining more living space.
Realistically you’ll need head space of at least 2.3 metres and steeper roof pitches are more ideal for a conversion.
Don’t worry about the room being too dark either, because with skylights or Velux windows you can benefit from natural light at little cost. Other options include a Dormer window which extends from the original construction but these will require planning permission.
Loft conversion costs range, starting from £10,000 and going anywhere up to £30,000. But this investment can easily be recouped in the sale of your home, with bedroom ensuites adding as much as 20% to your property’s value.
Basement conversions
When it comes to deciding between a loft or basement conversion, many opt to go up because it’s generally the quicker and easy choice. But it’s not for everyone. If your loft has already been converted or certain restrictions prevent the possibility of converting, then look to a basement conversion.
Basic cellar conversions can take just weeks, but if you plan to convert the whole area underneath the property it could take a couple of months. This is mainly because of the need for underpinning. It is possible to continue living in the property during this process but you’ll need to check with the professional conversion company.
Typically you’ll be better off with a basement conversion if you live in a semi-detached or terraced property. They’re particularly great as a kitchen/diner because of the wealth of space available.
Prices start from around £2,000 per m² for structural work and fitting costs around £750-£800 per m².
Remember, with a fantastic loft or basement conversion you have the potential to add a significant amount of value to the property. Of course, it’s not just this advantage you can benefit from and a conversion will completely change the way you live in your own home.
Nowadays many people are even buying properties with a view to carrying out drastic alterations in the future because of the potential with conversions. So never dismiss a conversion and before delving into the property market consider the options open to you at your current home.
