Get your home sale ready this summer

Are you looking to sell your home in the near future? If you are, then you’ve probably got a slight dilemma.

Of course, you want your home to look its best for any potential buyers who visit, but at the same time you don’t want to overspend.

An estate agent can offer you some advice on how best to prepare your home for sale and typically they’ll recommend painting walls a cream colour, in order to create a blank canvass.

But there are four key areas that a buyer will notice when viewing your home. Take a look and make the necessary changes:

The kitchen

Did you know that the kitchen is actually the room that could make or break your home’s sale? The difficulty is creating an atmosphere that suits everyone though because people have their own view on the hub of the home. What’s crucial though, is giving the impression that the kitchen can be used on a day-to-day basis without the need for major updates.

A fresh coat of paint and refacing your cabinet doors can do wonders for the room’s appeal, especially if you’re working on a low budget. If you have money to spend though, it’s worthwhile considering a complete remodel, especially if the kitchen is under par given your home’s price range.

The bathroom

Just like the kitchen, the bathroom is another room you want to get right when selling. Even if the rest of your house is beautiful, an old and outdated bathroom can see potential buyers heading straight for the exit.

Some of the simple ways to make changes is with the accessories and lighting. Consider replacing the mirror and installing new light fixtures to modernise the space. A new sink or toilet won’t break the bank either. If your bathroom is in need of extensive work then replacing the tiles could be beneficial and you could also consider a new bathtub.

The flooring

What is the state of your flooring? Unfortunately you can’t get away with substandard flooring and it’s something that sticks out like a sore thumb. If you have laminate floor, then having them professionally cleaned is an excellent way to easily improve the appeal. Replace stained carpets too and very affordable designs are available.

The heating

With the continued rise in energy prices, buyers are becoming more and more interested in how efficient a property is. Think about it from a buyer’s perspective. If you had to spend money on a property you’ve just bought because of poor efficiency, would it put you off? The answer is probably yes.

There are plenty of ways to improve your home’s efficiency too and even if you don’t sell, you’ll have the benefits for years to come. Insulation is ever-popular, locking more heat in the home. For this, you could consider loft lagging, wall cavity insulation or even double glazing. Look at your boiler as well. Is it old and inefficient? If so, you could save up to £310 a year by replacing your boiler with an A-rated upgrade.
