For those who have an rarely used garage area, why not consider a conversion within Hexham to make the most from your property. Take a look at up to 4 free quotations with this service to get the best price for a conversion.

One of the main benefits with a garage conversion is that the space can be converted quickly for the additional room you'll need, whether it's for a growing family or just to add to the price of your house.

A garage conversion means you won't need to move for extra space, which could help save thousands of pounds on solicitor fees, estate agent payments and stamp duty. And the extra space can be transformed into anything you need, no matter if it's an expansion to the living area or kitchen, or possibly a separate room entirely.

With the infrastructure already in position it's clear that a garage conversion will probably be less costly than constructing an extension also, and won't consume important space in your garden. With the exterior unlikely to change as well, it's an alternative way to get around restrictions for conservation areas as well as listed buildings.

Should you be interested in converting your garage, compare and contrast quotes from companies in Hexham making use of our quick and simple service to receive the best offer available.

Hexham

Hexham is a market town and civil parish in the English county of Northumberland. It is situated south of the River Tyne, and was the administrative hub for the Tynedale district from 1974 to 2009. Smaller towns and villages around Hexham feature Corbridge, Riding Mill, Stocksfield and Wylam to the east, Acomb and Bellingham to the north, Allendale towards the south and Haydon Bridge, Bardon Mill and Haltwhistle to the west. Newcastle upon Tyne is about 25 miles (40 kilometres) to the east. With reference to the 2011 Census, the town has a permanent population of approximately 11829. Hexham's architectural landscape is led by Hexham Abbey. The present church predominately dates from approximately 1170, built in the Early English Gothic design of architecture. The choir, north and south transepts and the cloisters, where canons studied and meditated, date from this period. The east end was reconstructed in 1860. The abbey stands at the west side of the market place, which is home to the Shambles, a Grade II covered market built in 1766 by Sir Walter Blackett. At the east end of the market place is the Moot Hall, a 15th-century gatehouse that belonged to the town's defences. The Moot Hall is a Grade I listed building, and was put to use as a court house before 1838. The Moot Hall now houses the Council offices of the Museums Department and the ground floor is an art gallery open to hire. Hexham won the Town award in the 2005 Britain in Bloom awards. In the same year Hexham was additionally named 'England's Favourite Market Town' by the magazine 'Country Life'. FAQs

Will I need planning permission or building regulations approval?

You may need planning permission if you are planning a larger extension. All extensions will need building regulations approval. An architect can assist with this and if planning permission is required. A reputable contractor will also be able to advise you if this is needed as well.

do you need an architect for a garage conversion?
Have you decided to convert that under-utilized space ( garage) in your home to a more habitable space where you can do anything asides general storage or parking a car? If yes, then you’d probably want to know where to start or if you’d require an architect to get started. Well, you’re not alone! This is one of the most frequently asked questions when it comes to garage conversions and reasonably so. Talking about where to get started, when it comes to home improvement projects the first step to take is determining whether or not you’d require a planning permission or if your proposed garage conversion is covered under permitted development rights. Once you’ve been able to conclude on that, the next step is deciding whether you’re going to complete the project yourself, hire the services of tradesmen or employing a builder. And this ultimately brings us to the question of whether you’ll need an architect for a garage conversion. To get started, it’s highly recommended that you employ the services of a professional architect or an architectural technologist to assist in designing your garage conversion. However, most garage conversion projects are straightforward with no complex changes to be made so far you wish to avoid applying for a planning permission and staying within the set guidelines of the permitted development rights. In such events, if you’re properly trained and well experienced in the field, then it may be cost effective to design your garage conversion by yourself. It should, however, be noted that it all depends on your personal preferences and budget. If you’re on tight budget and don’t mind a straightforward design, you can save cost by not hiring an architect.
how long does a garage conversion take?

Garage conversion is a great way to add extra usable space to your home without having to extend your property. A fun fact is that, in the UK if you have your car parked in the garage, you’re in the minority. According to a research carried out by Admiral Loans, just about 33 percent of home owners in the UK store their cars in the garage. For most people the garage is literally a dumping ground that’s never fully utilized as such. In recent times, the garage is now being used to store a variety of other stuffs asides a car which includes garden furniture, tools and appliances, utilities such as washing machine, fridge and freezer as well as food and groceries. These facts show that more and more people are underutilizing their garage when they may actually be in need of more usable space in their property. So why not put into consideration converting the garage into a new space that would be able to serve more purpose?

If you’ve decided to convert your garage, you’d probably want to know the how long the project will take. There are a wide range of factors that can determine the duration of a garage conversion project. These factors include:

• If the foundation needs reinforcing

• If the floors, walls, or roofs are in a bad condition.

• If the ceiling height needs some raising

• If the insulation required in newer builds.

All aforementioned factors will make the garage conversion project take longer than expected. However, in normal situations garage conversions are relatively quick to complete once you start the building works. A single-car conversion will usually take about 3 to 4 weeks to complete depending on the existing garage’s structure.

do i need building regs for a garage conversion?

Are you considering converting your garage into a more usable space in your home? If yes, then you’d probably want to know if you’ll require building regs before converting the garage. The answer to this question is yes. Although you may not require planning approval to convert your garage into a more usable space, but you’d usually need approval under the Building Regulations.

When re-structuring your garage into a habitable space, the following should be taken into consideration: structural alterations, ventilation, moisture proofing, insulation, fireproofing, escape routes as well as the submission of a building building notice or full plan application to the local council in order to inform them about the planned project.

• Walls

You’ll require an approval if you plan to infill the garage door with a window and a new wall. This is because the garage may have been built of a shallow slab which implies that a new foundation would be needed for the new wall construction.

• Floor

Even though there’s a high possibility that the garage floor is strong enough for domestic use since its designed to withstand the weight of vehicles, you may however need to upgrade to make sure it suitable for both thermal insulation and damp proofing. In addition, there may also be the need to to alter the floor level in such a way that it matches that of the remaining parts of the house.

• Ventilation

According to the Building Regulations requirements, there’s a need for adequate ventilation for each individual rooms which includes garage conversions for general health purposes. What’s going to determine the ventilation level that’ll be required is the frequency at which the room is used. Ventilation can be provided through purge or simply opening the window or via trickle ventilation.
