Maldon

Maldon is a town on the Blackwater Estuary in the English county of Essex. It constitutes the seat of the Maldon District and the beginning of the Chelmer and Blackwater Navigation. In accordance with the 2011 Census, it has a population of around 14220. Proof reveals that East Saxons made their initial settlement in the area during the 5th century and it shortly emerged as a main Saxon port with a hythe or quayside and artisan quarters. Historical evidence has pointed to the success of the port, finding objects such as imported pottery, and it is believed that from 958, there was the establishment of a royal mint issuing coins for the late Anglo-Saxon and early Norman kings. It was one of the first 2 towns in Essex, with the 2nd being Colchester. In accordance with the Domesday Book of 1086, there were 54 households and 180 townsmen. The town is most renowned for Maldon Sea Salt, which has been produced by the Maldon Crystal Salt Company ever since 1882. Through the course of the year, the town hosts a huge range of events and activities. Of particular note is the yearly 'Taxi Day', which consists of children with special educational needs from London being driven to Maldon in London Black Cabs in order to take part in a fun-filled day of activities followed by a meal. The celebration was formed in 1952 when a London cab driver visited the Elizabeth Fry Special School in Plaistow and wished to do something memorable for the children there. The town additionally hosts the Maldon mud race, which entails racing across the Blackwater Estuary at low tide, in order to raise money for a range of charities. For all your house upgrades, make sure to make use of credible specialists in Maldon to make certain of quality.

FAQs

what is a hip to gable loft conversion?

This is a type of loft conversion that extends your roof on the sloping side. It is a great option to go for especially where a hipped roof effectively makes the usable floor area a lot smaller which can be a tricky affair when it comes to putting in a new staircase. Here, the roof is extended from the current ridge in such a way that it effectively fills the gap between them. As a result, this turns the hip (in a hipped roof) into a gable to create space in your roof for a loft conversion - hence the name “hip to gable.

The new gable can be done in whatever way that suits both your taste as well as your property. You can make the new gable construction in woods and then tiled to match your existing roof while you can also go for other options such as brick block pebbledash or rendering. You are also free to fit in a new window into the loft conversion end so as to allow for natural light into the loft space.

A hip to gable loft conversion is mostly found on both semi detached and end terrace buildings, particularly those constructed in the 1930s. Overall, this type of loft conversion is particularly ideal for homes that features a hipped roof and with a sloping roof at the side of the property. Some detached properties can also possess a hipped roof on the side - and as such, a double hip to gable loft conversion can also be deal as it’ll create more loft space for usage. If your home fits into the bill, then you should be aware that once the project is completed, you’ll have plenty of usable space available to both you and your loved ones.

how disruptive is a loft conversion?

Asides the questions relating to planning permission of a loft conversion as well as the total cost of completing a loft conversion project, this is perhaps the most common question on the loft conversion subject matter. Before making an investment decision, many homeowners will want to know just how disruptive a loft conversion is. Well, we’ve all heard the several horror stories when loft conversion builder with dirty boots tramples all over the fresh and just-acquired shag pile or the noise of the construction loud enough to annoy neighbours from four blocks away or an obvious shortage of teabags, sugar and lots more. Good news is, the disruption of loft conversion is not as bad as people make out. Let’s have a look at how it works!

Just like all other major building projects, a loft conversion is disruptive to your property. However, no two loft conversions are the same, therefore some are certain to be more drastic and invasive than others. In the long run, the project is worth the stress and inconveniences caused and in most cases, it’s usually a very good investment.

Normally, an average loft conversion is expected to last for about 9 to 12 weeks (depending on the complexity of the loft conversion project some might take longer). Some of the factors that affects the duration of a project includes the type of the loft, the design of the loft as well as the style of the property.

Generally, a loft conversion is a lot less disruptive than say completely moving a home. It all has to do with how you’re able to deal with it as a person. And besides, the effect it’s going to have to a large extent depends on the company you hire. A good company will always look to ensure to keep disruptions to a minimal when carrying out the loft conversion project.

an every house have a loft conversion?

If you’re having issues with the amount of space in your home and need an extra space without affecting your garden, loft conversion comes to mind. Not only is it a great solution to creating more living space within a home, but it’s also one of the most budget-friendly solutions you can count on to expand your space by thinking upwards rather than sideways. So if you’re thinking about converting your loft, one thing that almost immediately comes to mind is whether or not your house is suitable for loft conversion.

To answer the question of whether every house can have a loft conversion is a very simple one. Generally, not every house is suitable for loft conversion. This is due to the fact that each and every loft space - from the stairways below and floors to the rafters and the roof up above, is unique. Therefore, the best way to really figure out whether or not a house’s loft offers the potential for conversion is to get in touch with a loft specialist.

So what can make a house not suitable for a loft conversion? Let’s take a closer look!

✓ A house will not be suitable for a loft conversion if the height of the ceiling happens to be too low and it’ll not be possible to have it raised.

✓ If you do not own own the freehold to the loft space, you won’t be able to convert the loft. Surprisingly, this happens to be a common issue in London.

✓ You will not be able to convert your loft if you reside in a conservation area or in a listed building. But you can identify a design solution that’ll still comply with the conservation rules and keep planners happy.

how much value does a loft conversion add?

When its impossible to build out and create more space sideways, why can’t you look upwards? As more and more homeowners in the UK are carrying out their loft conversion project, one question that keeps popping up is the amount of value the loft conversion can add to their homes. However, this is a question that is impossible to provide a single and precise answer to. This is because the value that’ll be generated by a loft conversion is largely dependent on a wide range of influencing factors. To give you a vague idea of the loft conversion value to a property, we’ve put forward a research carried out by industry experts so you can know what you’re in for.

Nationwide carried out a research which shows clearly that a loft conversion including an additional bedroom as part of the building plan will increase a house’s value by up to 21 percent. Since the number of rooms a house has is one of the main metrics for house valuations, loft conversion comes in pretty handy as it’s a great and easy way to convert your house from a 4 bedroom house to a 5 bedroom house prior to sale.

Apart from the financial value aspect, loft conversion also adds more value to your lifestyle which is very unlike nearly other financial investments you can make. More space in your house automatically means more storage or a new room as you wish. A new room can be for a growing family or probably to serve as a guest room. It can also be used as a study space or even an office especially with the rapidly growing rate of people working from home. With loft conversion, the possibilities in terms of value are simply endless!
