Market Harborough

Market Harborough is a market town within the Harborough district of Leicestershire. It is the administrative headquarters of Harborough District Council, and has a population of 22911 inhabitants. Previously at a crossroads for both road and rail, the A6 now circumvents the town to the east, and the A14, which contains east-west traffic, is 6 miles to the south. The town is set on land that historically made up Rockingham Forest, a royal hunting forest used by medieval monarchs after William I. There are 2 towns within the confines of Market Harborough. Great Bowden can be found a mile from the town centre, and Little Bowden is under half a mile from the town centre. The 3 centres have largely blended because of ribbon development and infill. Standing over the town centre is the steeple of St. Dionysius Parish Church, which increases straight from the street as there is no church yard surrounding the building. The Old Grammar School, a fairly modest timber building dating back to 1614, has actually transformed into a sign of the town. The town square is largely pedestrianised and surrounded by numerous structures, even though a lot of buildings situated in the High Street are Georgian structures that continue to be mostly undamaged. Market Harborough went through substantial transformation in the latter half of the 20th century. This includes the establishment of the headquarters for Golden Wonder crisp producers, and the demolition of the old Symington factory to the building of Eden Court shops and flats. In 1968, the centre of Market Harborough was labelled as a conservation area. In 2007, its popular park, Welland Park, was given Green Flag Award Status, recognising quality and high environmental standards. For all your home upgrades, make sure to make use of trustworthy professionals in Market Harborough to make certain of quality.

FAQs

do you need planning permission for a loft conversion?

Typically, loft conversions do not require planning permission except in certain situations. They’re usually covered under what’s known as Permitted Development. Certain building works like loft conversion, rear extension and conservatories are granted planning permission by local authorities. Permitted Development, however, gives you a free range to improve your home without having any issues from the councils or regulations. Before your planned loft conversion can be covered under Permitted Development, there are some certain criteria that must be met. This criteria includes the following:

✓ The extension must not go beyond the existing slope of the roof at the front of the house.

✓ The loft space converted must not go beyond 40 cubic metres in a terraced house.

✓ The roof’s height must not be increased by the extension.

✓ The loft space converted must not reach beyond 50 cubic metres in a detached or semi detached house.

✓ The plan for the extension mustn’t involve structures like balconies, verandas or anything other structures of this nature.

✓ The roof extension should be positioned as far back as possible or at least 20cm from the existing eaves.

✓ The side that faces the window openings should be at least 1.7m beyond the floor and the windows should also be obscured.

✓ The roof extension must not overhang the existing roof or wall of the house.

✓ The materials that are to be used must be similar or the same to the materials that has already been used on the house’s exterior.

However, you should bear in mind that there are some properties that are exempt from Permitted Development. Examples of these type of properties include conservation areas, Areas Of Outstanding Natural Beauty and World Heritage sites. Permitted Development does not also provide coverage for listed buildings.

how much value does a loft conversion add?

When its impossible to build out and create more space sideways, why can’t you look upwards? As more and more homeowners in the UK are carrying out their loft conversion project, one question that keeps popping up is the amount of value the loft conversion can add to their homes. However, this is a question that is impossible to provide a single and precise answer to. This is because the value that’ll be generated by a loft conversion is largely dependent on a wide range of influencing factors. To give you a vague idea of the loft conversion value to a property, we’ve put forward a research carried out by industry experts so you can know what you’re in for.

Nationwide carried out a research which shows clearly that a loft conversion including an additional bedroom as part of the building plan will increase a house’s value by up to 21 percent. Since the number of rooms a house has is one of the main metrics for house valuations, loft conversion comes in pretty handy as it’s a great and easy way to convert your house from a 4 bedroom house to a 5 bedroom house prior to sale.

Apart from the financial value aspect, loft conversion also adds more value to your lifestyle which is very unlike nearly other financial investments you can make. More space in your house automatically means more storage or a new room as you wish. A new room can be for a growing family or probably to serve as a guest room. It can also be used as a study space or even an office especially with the rapidly growing rate of people working from home. With loft conversion, the possibilities in terms of value are simply endless!

Will I need planning permission to convert my loft?

Planning permission is not normally needed for a loft conversion as they are covered by permitted development rights. A conversion company will tell you if you do and help you with this. For more information, see our article about planning permission.

how disruptive is a loft conversion?

Asides the questions relating to planning permission of a loft conversion as well as the total cost of completing a loft conversion project, this is perhaps the most common question on the loft conversion subject matter. Before making an investment decision, many homeowners will want to know just how disruptive a loft conversion is. Well, we’ve all heard the several horror stories when loft conversion builder with dirty boots tramples all over the fresh and just-acquired shag pile or the noise of the construction loud enough to annoy neighbours from four blocks away or an obvious shortage of teabags, sugar and lots more. Good news is, the disruption of loft conversion is not as bad as people make out. Let’s have a look at how it works!

Just like all other major building projects, a loft conversion is disruptive to your property. However, no two loft conversions are the same, therefore some are certain to be more drastic and invasive than others. In the long run, the project is worth the stress and inconveniences caused and in most cases, it’s usually a very good investment.

Normally, an average loft conversion is expected to last for about 9 to 12 weeks (depending on the complexity of the loft conversion project some might take longer). Some of the factors that affects the duration of a project includes the type of the loft, the design of the loft as well as the style of the property.

Generally, a loft conversion is a lot less disruptive than say completely moving a home. It all has to do with how you’re able to deal with it as a person. And besides, the effect it’s going to have to a large extent depends on the company you hire. A good company will always look to ensure to keep disruptions to a minimal when carrying out the loft conversion project.
