Will double glazing increase my property’s value?

These days, buyers expect homes to have double glazing. People recognise the benefits of installing double glazing, so if you don’t have it installed you should consider it. What is the Window Energy Rating (WER)?

The energy efficiency of windows is measured using ratings, varying from A, the most efficient, to G, the least efficient. This scheme is run by the British Fenestration Council (BFRC). To comply with Building Regulations you’ll need windows of energy efficiency at least level C.

How much is it to repair the glass in a window?
Accidents happen, and sometimes windows get broken. And that will lead to you wanting to replace just the glass in your window, rather than the whole frame. Also, as windows get older they can mist up on the inside, which means that the unit has ‘blown’ - so you’ll also need to replace the glass. But how much is it to replace the glass in a window? If you’re good at DIY, you may feel confident enough to have a go at replacing the glass in your window yourself. However, if you’re in any way unsure, it’s best to leave it to the professionals. A window installer will be able to replace the glass in your window in less than an hour. What are the other double glazing options?

Double glazing frames don’t just have to come in uPVC and are available in other materials including aluminium and wood too. Wooden or timber windows are more suited to properties with a traditional look and are often the frame of choice for listed buildings and homes in conservation areas. When properly maintained wooden windows can last well for years but can be up to three times more expensive than uPVC.Aluminium is the strongest and most durable option. As a metal it is highly resistant to the UK’s changing weather conditions and won’t rust, warp, crack or peel. Aluminium offers a modern appeal and is available in a range of colours.

Should I use a Fensa registered installer?

Using a Fensa registered installer isn’t compulsory but it helps to protect you from cowboys and rogue traders. It will also make life a whole lot easier in regards to Building Regulations. Replacement windows must meet a certain energy efficiency rating and once fitted you need a certificate to show your installation complies. By using a Fensa registered company they’ll issue this certificate, otherwise you’ll need the council to look at the new windows.

How much money will I save with double glazing?

By replacing the single glazed windows in your home you stand to make savings of around £170 each year. It’s not just the financial gain that makes double glazing attractive though and you can also save up to 680kg of carbon emissions annually. Over 20 years this is a saving of around £3,400 and 13,600kg of CO2.

How to fix a cracked glass window?
You can end up with a cracked glass window in a few ways. The most common one is when a rogue stone in the lawnmower hits the window or someone’s cricket or tennis game goes wrong and you end up with a ball through the window. Youi often end up with a ‘bullseye’ type crack that expands out from the point of impact. You can also get pressure and stress cracks from intense fluctuations in pressure and temperature. Unfortunately, there’s no way you can permanently fix cracked windows without replacing the entire sealed unit. An installer can replace a cracked glass window in less than an hour simply by taking out the sealed unit (the two panes of glass in double glazed windows) and replacing it with a new one. It costs an average of £110, but you could try to do it yourself for around £55. But what if you can’t get an installer to fix your window straight away? There is a DIY method you could try. As a temporary fix for your glass window, you can use a solvent-based adhesive like epoxy which will keep the glass intact and prevent further damage. You’ll also need:
  • Washing up liquid
  • Glass cleaner
  • A lint-free cloth or rag
  • A putty knife
  • A paper plate
  • Acetone
First, you’ll want to clean the glass using the washing up liquid and a damp cloth to remove any dust or oils. Leave it for a few minutes to dry, then create a mixture of epoxy by combining the hardener and the resin and stirring it on a paper plate. Using the putty knife, spread the mixture on the cracks, making sure you press gently to fill them. Leave it for at least 5 minutes to dry, then get rid of any excess by using some acetone on a dry cloth. Clean the window using some glass cleaner and another dry cloth, and you should have a temporary fix!
Can you repair blown double glazed windows?

You can only repair blown double glazed windows in the sense that you can replace the sealed unit (the glass part of the window) instead of having to replace the entire window.

When a double glazed window is blown, it means that the seal around the window has failed and is now letting air in and out. Often the first sign that the sealed unit has blown is condensation on the inside of the window, which is annoying since there’s no way to get rid of it! When your sealed unit has blown, you’ll be losing heat out of the window, meaning you could be spending more on your energy bills.

As a temporary fix, you could see if you can buy a misting repair kit online, but the condensation will eventually occur again as the air gets in. The best thing to do is ask a window installer or glazier to replace the sealed unit for you.

It's simple to replace the glass in a window – the specialist will remove the beading around the window, remove the blown glass from your window frame and set it to one side. They will then clean up around the frame before adding spacers in, then fitting the new sealed unit into the frame. They’ll make sure it’s a snug fit before replacing the beading back around the window to secure it.

There's no reason to put off repairing a blown double glazed window since the cost is generally much less than replacing the entire thing. A sealed unit with installation costs an average of £100, whereas a completely new window will cost around £400. You’ll soon notice that it’s less draughty and will be able see out of your window once you’ve had the blown glass replaced.
