Anerley is a district inside the south east of London within the London Borough of Bromley. It is west of Bromley and it is 7 miles south south-east of Charing Cross. It is the previous site of the Crystal Palace.
Anerley hasn't ever been its own independent entity, but always a general area. Just before the closure and relocation of the Crystal Palace to Penge Place at the top of Sydenham Hill, Anerley was an empty part of Penge Common that didn't develop till the 19th century. In 1827, a Scottish silk manufacturer, William Sanderson, purchased land on the former Penge Common, and constructed the very first residence in the district. He named it 'Anerly', which is a Scottish word for 'solitary' or 'only', and also the road then became referred to as Anerley Road and also the vicinity.
There are plenty of transport links in Anerley, including 9 bus routes, two A roads, two rail stations and one London Overground station and aTram station at Birkbeck station. Transport for London had proposed the extension of Tramlink services from Harrington Road tram stop to the bus station on Crystal Palace Parade through Anerley Road, but Mayor Boris Johnson cancelled the £170m extension in November 2008.
Notable people that lived in Anerley consist of Thomas Crapper, who promoted the flush toilet, in his retirement; Walter de la Mare, famous poet and author of ghost stories; and James Leavey, award winning Punch magazine columnist.

It’s a fact that a garage conversion can go a long way to add a resale value to a home or property. Therefore, in the event whereby your home already has parking facilities in place you can put into consideration converting your garage into a habitable space which will add to the sales price of the house by adding an extra room or increasing the floor space. So exactly how much does a garage conversion add to your home’s resale value?
Garage conversions can be seen as a cost effective means of adding more space to your house. However, not only does it add space, but can also add up to 20 percent to the value of your home. It’s also a way of adding an extra living space to your home that’s not under strict planning complication unlike the alternatives. Generally, if your garage happens to be connected to your house, the cost of converting it to another room should between £10,000 to £20,000. As a home owner, converting your garage into an extra room can help increase the value of your home by up to £45,000. And if you’re to comply with the set rules under permitted development rights, you may not even require to submit a planning application.
In the event whereby your garage is detached from your house or perhaps you live in a flat ( or maisonette) or a listed building , you’ll need to apply to the local authority before commencing your project. It’s always wise to check if there aren’t any planning conditions attached to your home or property.
It’s often said that a garage conversion can take anywhere between 1 week to 1 month, depending on the size and scope. But many standard conversions without any plumbing can take as little as 5 days. Your contractor will be able to tell you exactly how long your garage conversion will take.
Converting your garage into a habitable room can be an option that’s too good to pass up especially when you’re in dire need of more living space in your home. If you’re in a similar situation and considering the cost of a single garage conversion in your home, then you’ve come to the right place! The fact is, the cost of a single garage conversion is dependent on a number of influencing factors which includes your specific plans as well as your location. Generally, the price of garage remodel is expected to cost about half of what you’ll incur when building a home extension or addition from scratch. However, before commencing a project of this magnitude you should put into consideration some things.
A single garage conversion is a huge job which typically involves wall insulation, floor raising, heating addition, cool and ventilation as well as updating doors and windows. Before you get started you should consider if converting your single garage into a room is a good option, whether a permit is required to convert a garage, the type of room a garage can become, does it add value to your home and how much its going to cost.
Just like any other home improvement project, garage conversion cost varies depending on several factors like your garage space specifications. Other factors include the general condition of your garage - the condition of your foundation, walls, floors or roofs, the ceiling and more, planning applications, your location, the services of a structural engineer, internal or external garages etc. According to Santander, the average cost of converting a single garage costs approximately £6,300. However, considering the aforementioned influencing factors we’d expect the cost of a single garage conversion to cost within the range of £5,500 to £10,500.
