Bathgate

The town of Bathgate is located in West Lothian. It's positioned close to the M8 motorway, 5 miles west of Livingston. As outlined by the 2011 Census, Bathgate has a permanent resident population of roughly 20,363. The town is south of the ancient Neolithic burial site at Carnipapple Hill, and there's evidence of settlements at Bathgate from about 3500 BC. Bathgate was an industrial town during the industrial age. It was the home of Menzies' Foundry and British Leyland. There were two train stations during this time - Bathgate North and Bathgate South. A link from 1 station to the other was created for the coal mining industries plus the foundries. Only one railway still exists, the Bathgate Railway Station, which has frequent trains to Edinburgh and Glasgow. As a result of the closure of several industries in West Lothian by the middle of the 20th century, the town was part of a Special Development Area, leading to the town's necessary redevelopment. Those living in Bathgate delight in a wide range of shops, which are substantial contributors towards the local economy. Established in the late nineteenth century, the Co-operative halls historically served the community, being home to a bakery, a butchers, a funeral parlour, grocery, clothing and furniture shops, and a dance hall. Regardless of its closure in the 1980s, there is a range of local and commercial chain shops. Bathgate has been home to many notable individuals, including Sir James Young Simpson, a doctor who experimented with chloroform to find it had anaesthetic properties that could be employed in the course of childbirth, and David Tennant, a popular British actor. For all of your property improvements, make certain that you employ trustworthy pros in Bathgate to make sure you get the best quality service.

FAQs

how much is a loft conversion?

With the ability to add approximately one third of your existing living space ( by converting your old, unused attic) to your home or property without having to let go of your garden, it’s quite easy to see the reason why loft conversion has rapidly grown to become one of the most popular home improvements in the UK. However some homeowners usually shy away from the idea simply by looking at the perceived high cost of carrying out such a project, despite several researches showing that loft conversions offers the best rate of return on initial investment when compared to the other home improvement projects. So exactly how much would it cost to carry out this project?

Just like several other home improvement projects, the cost of a loft conversion varies greatly depending on a wide range of influencing factors. These factors include the size of your home, how old your home is as well as the quality of the fixtures and fittings you want to install. For instance, a high end bathtub alone can cost you thousands of pounds, meanwhile you can also construct a full bathroom suite on just a couple of hundred pounds. However, to give you an idea of the minimum cost of a loft project we’ll look at the most popular types and the minimum cost of each.

✓ Internal Loft Conversion - The most affordable type of loft conversion tends to start from £25,000 and above.

✓ Dormer or L-Shaped Dormer Loft Conversion. These are the most popular types of loft conversion. Dormer price tends to start from £35,000, while the L-shaped dormer starts from £45,000.

✓ Mansard Loft Conversion - This involves replacing the entire side of a sloping roof with a vertical wall and flat roof. It requires a planning permission. The type of loft conversion usually starts from £45,000.

✓ Hip To Gable Loft Conversion - This usually starts from £50,000.

what is a hip to gable loft conversion?

This is a type of loft conversion that extends your roof on the sloping side. It is a great option to go for especially where a hipped roof effectively makes the usable floor area a lot smaller which can be a tricky affair when it comes to putting in a new staircase. Here, the roof is extended from the current ridge in such a way that it effectively fills the gap between them. As a result, this turns the hip (in a hipped roof) into a gable to create space in your roof for a loft conversion - hence the name “hip to gable.

The new gable can be done in whatever way that suits both your taste as well as your property. You can make the new gable construction in woods and then tiled to match your existing roof while you can also go for other options such as brick block pebbledash or rendering. You are also free to fit in a new window into the loft conversion end so as to allow for natural light into the loft space.

A hip to gable loft conversion is mostly found on both semi detached and end terrace buildings, particularly those constructed in the 1930s. Overall, this type of loft conversion is particularly ideal for homes that features a hipped roof and with a sloping roof at the side of the property. Some detached properties can also possess a hipped roof on the side - and as such, a double hip to gable loft conversion can also be deal as it’ll create more loft space for usage. If your home fits into the bill, then you should be aware that once the project is completed, you’ll have plenty of usable space available to both you and your loved ones.

What kinds of loft conversion are there?

There’s a huge range of different types of loft conversions. The most common are dormer and skylight or Velux conversions. There are also hip to gable and mansard conversions. The type of loft conversion that’s most suitable for your property will depend on the style of roof and the size of your loft.

do you need planning permission for a loft conversion?

Typically, loft conversions do not require planning permission except in certain situations. They’re usually covered under what’s known as Permitted Development. Certain building works like loft conversion, rear extension and conservatories are granted planning permission by local authorities. Permitted Development, however, gives you a free range to improve your home without having any issues from the councils or regulations. Before your planned loft conversion can be covered under Permitted Development, there are some certain criteria that must be met. This criteria includes the following:

✓ The extension must not go beyond the existing slope of the roof at the front of the house.

✓ The loft space converted must not go beyond 40 cubic metres in a terraced house.

✓ The roof’s height must not be increased by the extension.

✓ The loft space converted must not reach beyond 50 cubic metres in a detached or semi detached house.

✓ The plan for the extension mustn’t involve structures like balconies, verandas or anything other structures of this nature.

✓ The roof extension should be positioned as far back as possible or at least 20cm from the existing eaves.

✓ The side that faces the window openings should be at least 1.7m beyond the floor and the windows should also be obscured.

✓ The roof extension must not overhang the existing roof or wall of the house.

✓ The materials that are to be used must be similar or the same to the materials that has already been used on the house’s exterior.

However, you should bear in mind that there are some properties that are exempt from Permitted Development. Examples of these type of properties include conservation areas, Areas Of Outstanding Natural Beauty and World Heritage sites. Permitted Development does not also provide coverage for listed buildings.
