Broxburn is a town within West Lothian, Scotland. It is situated around 12 miles (19 kilometres) west of Edinburgh on the A8 road, five miles (8 km) from Edinburgh Airport, and towards the north of Livingston. The village that later became Broxburn most likely originated around 1350 when Margery le Cheyne inherited the eastern half of the Barony of Strathbrock (Easter Strathbrock) on the death of her father, Sir Reginald le Cheyne III. The hamlet that developed around her residence was then called Eastertoun (eastern town) after the land on which it stood. As recorded in population estimates produced in 2006, the town features a resident population of 14,100, which is a significant increase from the 12,900 people measured in the 2001 Census. Broxburn now has two distinct industrial areas, the Greendykes Industrial Estate and the East Mains Industrial Estate, which employ local residents. The biggest employers are Campbells Prime Meat Limited, Glenmorangie and Broxburn Bottlers Limited (part of Ian Macleod Distillers Ltd). The headquarters of Kwik-Fit, the car repair company, are also situated in Broxburn. The Union Canal goes through Broxburn. It is no longer utilised as a transport link, but is now utilised for fishing and some leisure boating. It includes a towpath previously utilised by the horses which drew canal barges and which is now enjoyed as a footpath. Broxburn has the junior football club Broxburn Athletic. There are sports and health facilities publicly accessible, which includes a sports centre, library, swimming pool and bowling clubs. For all of your home improvement projects, make sure that you utilise reliable pros in Broxburn to make sure that you get the top quality service.

FAQs

Can my loft be converted?

Many types of loft are suitable for a loft conversion. In general, you will need at least 2.3 metres of headroom in your existing loft. This is to make sure there is enough headroom after the conversion. Speak to a conversion specialist about the probability and possibility of doing this in your house.

what is a dormer loft conversion?

A dormer loft conversion is a type of loft conversion that’s built making use of a roof’s existing slope. In other words, it’s an existing roof’s extension which is constructed in such a way that allows for an additional floor as well as head room especially suitable for lofts lacking good amount of usable space. The dormer loft conversion is simply an addition to the existing roof looking much like a box-like build constructed onto a pitched roof as it creates walls that are vertical to the slope while also being 90 degrees to the floor.

This type of loft conversion is the most common amongst homeowners in the UK mainly because it represents a cost effective means through which you can add an additional usable space to your home or property. The structure extends for the slope of the existing roof and can easily be altered to suit various tastes or styles. Furthermore, if you’re looking for a type of loft conversion that aids to foster reduced disruption to work, then dormer loft conversion is also your best bet. This is due to the fact that the structure is built from a scaffolding made outside a home.

There are different types of dormer loft conversion and the one which will best suit your property will depend on the property type, be it detached, semi detached or terraced as well as the existing roof shape and size. The dormer loft conversion is a popular choice for a lot of homeowners for a variety of reasons. Let’s have a look!

✓ It’s very cost effective

✓ The dormer loft conversion does not require planning permission so far it complies with certain conditions and limitations

✓ It adds an extra headspace as well as floor space.

what is a hip to gable loft conversion?

This is a type of loft conversion that extends your roof on the sloping side. It is a great option to go for especially where a hipped roof effectively makes the usable floor area a lot smaller which can be a tricky affair when it comes to putting in a new staircase. Here, the roof is extended from the current ridge in such a way that it effectively fills the gap between them. As a result, this turns the hip (in a hipped roof) into a gable to create space in your roof for a loft conversion - hence the name “hip to gable.

The new gable can be done in whatever way that suits both your taste as well as your property. You can make the new gable construction in woods and then tiled to match your existing roof while you can also go for other options such as brick block pebbledash or rendering. You are also free to fit in a new window into the loft conversion end so as to allow for natural light into the loft space.

A hip to gable loft conversion is mostly found on both semi detached and end terrace buildings, particularly those constructed in the 1930s. Overall, this type of loft conversion is particularly ideal for homes that features a hipped roof and with a sloping roof at the side of the property. Some detached properties can also possess a hipped roof on the side - and as such, a double hip to gable loft conversion can also be deal as it’ll create more loft space for usage. If your home fits into the bill, then you should be aware that once the project is completed, you’ll have plenty of usable space available to both you and your loved ones.

how much is a dormer loft conversion?

Are you considering a dormer loft conversion for your home? If yes, then you’d probably want to know how much it costs. Unfortunately, due to the several variables and influencing factors, a precise answer can not be provided for all dormer loft conversions. In this article we’ll give you a vague idea of the general cost so you can set a more realistic budget and start planning.

There are three main types of loft conversion which includes the Velux, Dormer, and Mansard. Out of the three types, the dormer happens to be the most common type and possesses a small flat roofed extension with a window. The dormer loft conversion will usually cost within the range of £25,000 to £30,000.

The price for a smaller dormer loft conversion, mid range dormer loft conversion and large scale dormer loft conversion will be at £2,000 to £7,000, £10,000 to £30,000 and £40,000 to £60,000 respectively. However, you should take note that the prices given are all based on varying influencing factors such as the type of installation that is selected, the type of the rood, en suite conversion as well as other customization. Changes in price can be as a result of the materials required and the extra time per labour that’s needed to complete this home improvement project by the tradesmen employed.
