Pitched roofs have been typically seen around the country, but now it seems the flat roof is increasing in popularity. You will find significant reasons for this too, including the simple fact they're less expensive to have built and are better for energy efficiency, saving you money on energy bills.

What's more, the flat roof is great for being resilient to the flippant climate conditions the UK is notorious for. The style of roofing can be combined with almost just about any material also, according to your requirements and existing property.

If a flat roof sounds like something you could benefit from, why don't you check quotations using our fast and simple online service. We'll match your information with reliable roof firms in Bourne who will visit your home and give a no cost quotation for the work.

The work itself may take several weeks to complete, all according to the size of your home. Of course, if it's a restoration job this can take considerably less time.

Bourne

Bourne is a town and civil parish in the South Kesteven district of Lincolnshire, England. Bourne is situated around the eastern slopes of the Kesteven Uplands and the western edge of the Lincolnshire Fens. The town is located on a Roman road now referred to as King Street and was constructed around a natural spring, therefore the name 'Bourne', which comes from the Anglo-Saxon meaning 'water' or 'stream'. It lies on the intersection between the A15 and the A151 roads. The civil parish contains the principal township plus the hamlets of Cawthorpe, Dyke and Twenty. In the past, Austerby was seen as a separate settlement with its own shops and streets, but is now an area of Bourne generally known as The Austerby. The town's economy was driven by rural industries till the establishing of the railway created a market for bottled mineral water. Despite the fact that it is still focused on agriculture and food preparation for supermarkets Bourne also features essential light engineering and tourism activities. The district includes a burgeoning housing market with considerable new building work taking place in Bourne during the 2000s. The population recorded at the 2001 census was approximately 14,000, rising to about 14,456 individuals by the 2011 census. Bourne Town Football Club plays in the United Counties Football League and the junior club runs teams for young people of all ages in local league competitions. Bourne Cricket Club is one of the most successful in the Lincolnshire ECB Premier League, having won the league three times since it began in 2000. The club usually supplies players for the Lincolnshire Minor Counties team. These teams play their home games at the Abbey Lawn, a recreation ground privately owned by the Bourne United Charities. For all of your property improvements, be certain that you utilise trustworthy experts in Bourne to make sure that you get the very best quality service.

    FAQs

how to replace flat roof fascia?

How To Replace Flat Roof Fascia

Whatever makes you decide to install your flat roof fascia by yourself and not a professional company, then you must have a clear idea of what to do and do it appropriately. If you lack proper training and experience, we’d recommend you employ a reliable professional to help with the task for the best results and save you some time and money. This step-by-step guide will give a clear insight on how to go about the replacement of your flat roof fascia.

The tools to be incorporated includes the fascia boards, table saw, plane, crimper, clamps, power nailer, compound saw and chalkline.

    • Prepare and get all the necessary tools to complete the task before commencing as this would save you time from stopping and going back and forth looking for the next tool needed,

    • Install the sheathing and board.

    • Fix white fascias with at least 600mm centres ( a foiled fascia needs just 40mm centre) using a marine grade stainless steel plastic headed nails.

    • Make a space of up to 10mm between the joints for possible building expansion, using super glue to secure the joints to just a side of the fascia.

    • Place this directly on the fascia board’s top (if you’ll be installing ventilation) to create an air pathway.

    • Take note that the type of roof to be installed will determine how you’ll have to install the fascia board. For instance, a hip roof permits you to attach the fascia board onto the roof in a quick fashion, whereas a gabled roof may need you to make markings on the board to achieve the right fit.

    • Consider the depth of the fascia board as it also play a huge role in the installation of the fascia board. For instance, there’ll be additional weights on tiled roofs that will push up against the board. Therefore, if you do not get the appropriate amount of depth, it could eventually collapse.

how often do flat roofs need replacing?

How Often Do Flat Roofs Need Replacing?

When a flat roof needs to be replaced is determined by a number of factors which includes the roof’s exposure to the weather, the condition and age of the roofing materials as well as the construction of the roof. However, with proper maintenance and regular inspection, they should be used for nothing less than 50 years. There are some commonly used types of flat roofs which includes Felt flat roof as well as a GRP flat roof.

    Felt Flat Roof

The lifespan of a felt flat roof also varies depending on the quality and grade of the felt roof incorporated. This can make the roof last within the range of 2 to 20 years. More often than not, felt flat roofs are usually installed in such a way to keep the costs down which implies the grades of felts that are mostly used are the economical ones implying a very short lifespan.

In the event whereby a premium grade of felt is incorporated in constructing a roof by professional contractors, will be guaranteed by the manufacturer to last between 10 to 20 years.

One of the major causes of a short lifespan in felts is leaks which should be regularly inspected and repaired once identified. If not, the roof will gradually deteriorate and become a lot weaker due to the action of the sun. However, when a felt roof starts to leak, it’s usually a sign that’s approaching the end of its lifespan and a replacement should be taken into account.

    GRP Flat Roof

The GRP flat roof or fibreglass flat roof usually comes with a manufacturer’s guarantee of 20 years and is expected to have a lifespan of a minimum of an additional 10 years.

Unlike felt roofs, they’re more resistant to leaks. However, they should also be regularly inspected for leaks which are caused mostly as a result of installation error rather than the GRP roofing approaching the end of its useful life. If the GRP roof repair does not totally resolve the leak, you should start considering a replacement.

how much is it to replace a garage roof?

How Much Is It To Replace A Garage Roof?

The size of your garage will be the main determinant of the cost of a new garage roof. However, the present condition of your roof structure as well as the type of roof covering preferred are also huge factors. In the UK, the cost of a garage roof replacement will be within the range of £700 to £3600.

The first step a pro will take is to remove the existing roofing while also making sure that the timber structure is in a good condition. In the event whereby the timber is rotten, it will need to be replaced before the installation of a new roof. If the garage roof sheets needs a replacement, you’ll have to spend about £30 to £50 per each garage roof sheets. Individual plywood sheet has around 2.4m x 1.2m in measurement and whose price should also be included in the final cost.

The above information applies only to standard roofing for garage roofs with flat roofs being made of bitumen felt and asphalt. In recent times, this is no longer the case with several more options available. Today, EPDM and GRP fibreglass have rapidly become very popular amongst several homeowners in the country. It’s also important to note that modern roofing has greatly advanced over the years even though both EPDM garage roofs and GRP fibreglass garage roofs are way better and of more quality when compared to felt and asphalt roofs. And thanks to modern technology, modern garage roofing possesses a longer life expectancy and as result, are a lot costlier than the conventional ones.

For a medium size single garage (2.7m x 5.5m), the cost for a felt roof per square metre is between £40 to £70, while that of a fiberglass roof and an EPDM rubber roof is between £90 to £110 and £70 to £100 respectively.

how much is a new flat roof?

How Much Is A New Flat Roof

What is a home without a roof to keep out the elements? Being the first line of defence against intense sun, rain, wind and more, implies they require enough care and attention to keep them in a top condition. Therefore, whether you need a new flat roof or just to replace some tiles, you’d be interested in knowing how much it would cost you to get a new roof before you start making the necessary plans. Here, we’ll give you an idea on the cost of a new flat roof and how you can estimate yours based on your unique requirements.

The size of your roof as well as the material to be used are the two main determinants of any flat roof project’s cost. For instance, a four bedroom detached home’s slate roof will be more expensive than a felted flat roof for a small or standard garage. Generally, in the UK, the average cost for replacing a flat roof will range between £5000 to £6000. However, if you’re on a tight budget and looking for the cheapest possible option, you’ll get a felt flat roof only on a garage at about £1000 to £1500. Meanwhile if you want to replace the entire slate tiles of a large family home, the cost can jump up to a range of £11000 to £13000.

Other factors that plays a key role in the determination of a new flat roof’s cost includes the location, labour as well as materials. For instance, a new flat roof price is likely to be higher in London and the south east than the other regions of the country. Also, labour may cost you around £150 to £250 per worker on a daily basis.
