Faversham is a market town and civil parish in the Swale district of Kent, England. The town lies 48 miles from London and 10 miles from Canterbury. In accordance with the 2011 Census, the town has a permanent population of around 19316, growing by 1606 from the 2001 Census. It sits besides the Swale, a strip of sea that separates mainland Kent from the Isle of Sheppey in the Thames Estuary. It is near to the A2, which passes through an ancient British trackway used by the Romans and the Anglo-Saxons, called Watling Street. The town's name is a combination of Latin and Old English, which translates to mean 'the metal-worker's village'. Faversham has actually had a settlement ever since before Roman times, and archaeology has indicated that a Roman theatre was based in the town. Eventually, the town emerged as an important seaport and centre for brewing. The Shepherd Neame Brewery, created in 1698, continues to have a major role in the local economy as a substantial employer. In between the 17th and the start of the 20th century, the town was the centre of the explosives market, which diminished after an incident in 1916 killed more than 100 laborers. This drop-off arose simultaneously to the re-emergence of the town's freight market, meaning that it had only a minor effect on the economy. There countless landmarks to be seen in the town, with churches which include St. Mary of Charity, Faversham Parish Church, the Maison Dieu and Faversham Recreation Ground. Being present for over 900 years, the market continues to be based in the town centre. Converting your garage into a habitable room can be an option that’s too good to pass up especially when you’re in dire need of more living space in your home. If you’re in a similar situation and considering the cost of a single garage conversion in your home, then you’ve come to the right place! The fact is, the cost of a single garage conversion is dependent on a number of influencing factors which includes your specific plans as well as your location. Generally, the price of garage remodel is expected to cost about half of what you’ll incur when building a home extension or addition from scratch. However, before commencing a project of this magnitude you should put into consideration some things.
A single garage conversion is a huge job which typically involves wall insulation, floor raising, heating addition, cool and ventilation as well as updating doors and windows. Before you get started you should consider if converting your single garage into a room is a good option, whether a permit is required to convert a garage, the type of room a garage can become, does it add value to your home and how much its going to cost.
Just like any other home improvement project, garage conversion cost varies depending on several factors like your garage space specifications. Other factors include the general condition of your garage - the condition of your foundation, walls, floors or roofs, the ceiling and more, planning applications, your location, the services of a structural engineer, internal or external garages etc. According to Santander, the average cost of converting a single garage costs approximately £6,300. However, considering the aforementioned influencing factors we’d expect the cost of a single garage conversion to cost within the range of £5,500 to £10,500.
You may need planning permission if you are planning a larger extension. All extensions will need building regulations approval. An architect can assist with this and if planning permission is required. A reputable contractor will also be able to advise you if this is needed as well.
Are you considering converting your garage into a more usable space in your home? If yes, then you’d probably want to know if you’ll require building regs before converting the garage. The answer to this question is yes. Although you may not require planning approval to convert your garage into a more usable space, but you’d usually need approval under the Building Regulations.
When re-structuring your garage into a habitable space, the following should be taken into consideration: structural alterations, ventilation, moisture proofing, insulation, fireproofing, escape routes as well as the submission of a building building notice or full plan application to the local council in order to inform them about the planned project.
• Walls
You’ll require an approval if you plan to infill the garage door with a window and a new wall. This is because the garage may have been built of a shallow slab which implies that a new foundation would be needed for the new wall construction.
• Floor
Even though there’s a high possibility that the garage floor is strong enough for domestic use since its designed to withstand the weight of vehicles, you may however need to upgrade to make sure it suitable for both thermal insulation and damp proofing. In addition, there may also be the need to to alter the floor level in such a way that it matches that of the remaining parts of the house.
• Ventilation
According to the Building Regulations requirements, there’s a need for adequate ventilation for each individual rooms which includes garage conversions for general health purposes. What’s going to determine the ventilation level that’ll be required is the frequency at which the room is used. Ventilation can be provided through purge or simply opening the window or via trickle ventilation.
It’s often said that a garage conversion can take anywhere between 1 week to 1 month, depending on the size and scope. But many standard conversions without any plumbing can take as little as 5 days. Your contractor will be able to tell you exactly how long your garage conversion will take.
We can help you get more garage conversion work with our qualified job leads and boost your business.
