Single storey extensions are a great way to add space and value to your house. A single storey extension is often very cost effective and they are suited to many houses. Smaller single storey home extensions can be built without the need to apply for planning permission because they are covered under permitted development rights. Substantial single storey extensions will still need planning permission. Single storey home extensions can also generally be located to either the side or rear of a house. Single storey home extensions can be used to extend kitchens or to put in a downstairs study or utility room.

Also, they are often used to create a larger open plan area in the downstairs of the home that could be used as a kitchen diner or living area. Adding roof lights and bifold doors to your home extension will generate a sizeable airy space that provides a seamless transition into the garden. While single storey home extensions may appear simpler than other varieties of extension, careful planning is needed to make sure that the new space is functional and beautiful. Professional architects and building contractors will be able to advise you on the most appropriate design for your home extension, taking into account the requirements of the new space as well as the best way to complement the pre-existing building. Your single storey home extension could be made to complement your present property and make use of similar materials for its construction or be designed to contrast, supplying an impressive effect by using different materials.

Aspects that effect Single Storey Extension Prices

There are a few aspects to remember when you are setting your budget. The major aspects that influence the cost of a single storey extension are the size and also the finish. However there are other elements that it is worth keeping in mind while you are making your plans.

Very Expensive Groundworks Needed

If it is challenging to dig the foundations and also lay the footing for your extension, then this can increase the cost of your extensions. This may be the case if the ground is tough to deal with. Particles in the ground can additionally raise the costs.

  • Grade of Fixtures as well as Fitting
After the dimension of the extension, the next biggest aspect is the grade of the surface. Selecting premium alternatives can result in the final rate being more than dual what it would be when selecting the standard alternatives.
  • Dimension of Extension
When you are getting an extension on your residence, the single greatest element that will certainly influence the cost of your extension is the size of it. The larger the extension is, the much more you will certainly end up paying. If the location inside the extension is straightforward, without internal walls, after that this will decrease the cost per m2 a little. However, even with this in mind. The bigger the location of your extension, the extra you pay.
  • Kind of Extension
The kind of extension you select will go a long way in the direction of determining how large your extension will certainly be. Side return extensions produce the smallest added room so are commonly the most inexpensive alternative, while a wraparound kitchen area extension will certainly produce the most room and have the most pricy fittings as well as components.
  • Building Regulations
In many cases, building laws don't add a lot of cost to a building task. However, if you are building an extension onto an older residence, there may be some unforeseen costs. This is especially true if the residence has actually not just recently been upgraded. Structure guidelines will apply to your whole house, not simply the extension. This can bring about the demand for electrics to be looked at or door changed.

Kitchen Extensions:

Kitchen extensions greatly come under the areas of single floor extensions, although all type of house extensions could be used to incorporate added space for a kitchen.

As an approximate guide, a single storey extension will cost from ₤ 1,000 - ₤ 2,000/ m2, with a standard construct at the reduced end of the scale and also an exceptional build top quality at the greater end at an array, with costs of ₤ 2,500/ m2 plus.

Barking and Dagenham

The London Borough of Barking and Dagenham is a London borough in East London, England. It lies about 9 miles (14.4 km) east of Central London. The borough was formed in 1965 by the London Government Act 1963 as the London Borough of Barking. The constituent parts were almost all of the Municipal Borough of Barking plus the greater part of the Municipal Borough of Dagenham, the former area of which was transferred to Greater London from Essex. It is an Outer London borough and the south is within the London Riverside part of the Thames Gateway, which is an region designated as a national priority for urban regeneration. It covers a total area of 13.93 square miles. Based on the 2011 census, the area has a population of about 198294, the majority of which reside within the Becontree estate. A lot of the housing in the borough was constructed by the London County Council throughout the interwar period of 1921-1939. Significant settlement of the area, largely escaping slum conditions in the East End of London, occurred through this era when the new motor and chemical industries, such as the Ford Motor Company plant at Dagenham were set up. Since the decline of these industries during the 1980s, employment has shifted more towards service sector jobs. A great deal of the borough is inside the London Riverside section of the Thames Gateway zone and it is the site of considerable house building and other development. The local authority is Barking and Dagenham London Borough Council. Barking and Dagenham was 1 of six London boroughs to host the 2012 Summer Olympics. For all of your residence upgrades, be certain that you employ trustworthy experts in Barking and Dagenham to ensure you get the most effective quality.

FAQs

does a kitchen extension add value to your house?

If you’re planning to add a kitchen extension to your property or perhaps you’re simply looking for ways to increase the value of your property, this is one of the common questions that usually pops up. A simple answer to this question is yes, a kitchen extension will add value to your house. With a kitchen being one of the most frequently used room in a house, adding an extra space to the commonly used room can only increase the value of the entire property. However, to determine the value added by such an extension, there’s a need to calculate the cost of setting one up first.

Kitchen extension costs are greatly influenced by a wide range of variables such as the size, type of the extension and specifications, your location, professional fees, materials used and more. Overall, the type of the extension you opt for will play the most significant role in the determination of your kitchen extension cost. Here, we’ll be looking at a single storey kitchen extension.

For a single storey kitchen extension, you can expect your home’s market value to increase within the range of 5 percent to about 10 percent. When trying to calculate the cost of kitchen extension, it’s crucial to take into account how much value it’ll add to your home so as to make sure that the amount expended will not outweigh the expected value to be added by the project.

For a more accurate idea, there’s the need to consult local estate agents. However, for a much needed guideline, single storey kitchen extensions are usually able to add about 5 to 10 percent to a home’s value, while double storey extension should be up to 20 percent. But as stated earlier, this will depend on several variables.

How to find a builder for a house extension?

Builders are everywhere, but finding one for your project can be tricky and stressful, with both cost and reliability coming into question. This is even more worrisome when you’re fully aware that your house extension can only be as good as the builder. If you’re also facing the same challenge, then you’ve come to the right place. In this article, we’ll share with you some tips on how to choose a professional and reliable builder who’ll ensure you get immense value for every penny spent. Let’s take a look!

✓ Ask for recommendations. To find a tradesperson, not just a builder, personal recommendations is the best way to go. Building a house extension is a major undertaking which comes with a lot of costs, so if you’re going to do it the least you can do is ensure you do it right. Carry out your research, ask friends and family, neighbours and loved ones if the know of any reliable builder in the local area. If they’ve have one they’ve used, you can request for the cost, quality of the job done, the duration of the project and any other detail you feel you should know.

✓ Search Online. Use our search feature to look at the builders available or submit and enquiry and we will find you one. Our site holds details of numerous builders and building companies which you can go through their ratings to select the best.

✓ Select a reliable builder from trading association. Most reliable builders are usually a member of a recognized trading association or the other. Though this is not obligatory for builders, but it can be used as a dependable medium to find a good builder. We list what trade association the builders are a member of.

how much does a single storey house extension cost?

If you’re planning to build a single story house extension, this is one of the first questions that usually comes to mind to help you set a budget and start to make plans. But as simple as it seems, a single accurate answer can not be provided due to the fact that there are several variables that can play a key role in influencing the price of a single story house extension. These variables includes the size, location, design or specification as well as the build route. In this guide, we’ll provide you with a rough estimate that you can work with to put you on the right path.

The main determinant of the cost of a single storey extension is the size of the build, while the next most relevant factor is the quality of the finish you opt for. For a small extension, you can expect to spend a sum within the range of £14,000 to £17,000. Meanwhile for a larger single storey extension, if you opt for a large wrap around the extension with a great amount of glass to be incorporated in both the walls and roof, you can expect to pay a sum within the range of £80,000 to £120,000.

Overall, the average cost of a single story house extension is usually within the range of £34,000 to £37,000. For this price, you should get a standard sized rear or side extension which also includes the cost of a kitchen - it’s the most commonly use for a single story extension especially in the UK.

There are some additional costs you may also need to factor in to your extension budget. These includes surveys, architect fees, planning application fee (if needed), insurance and Party Wall Agreement (if needed).

How long does a small extension take?

If you’re planning to build a small extension on your property, you’ll most likely want to know the length of time it’ll take to complete the home extension. Just like many other home improvement projects, it’s impossible to provide a specific number of day in which your project will be completed as the duration is based on a number of influencing factors. This includes the size of the development work as well as whether or not you plan to live in the house when the work is being done. In this article, we’re going to give you a breakdown of the processes that’s involved in building a small single storey extension alongside the duration for each so you can have an idea of how long your small extension project will take. Let’s take a look!

✓ A small single storey extension will normally take about 3 months to be completed.

✓ Site preparation is the first step in the process and it’ll take up to 2 weeks the dig out the footings and prepare foundations. Followed by a further 2 weeks to fit the damp course as well as any drains required around the extension.

✓ The 5th week is spent on working on the external walls and putting in place blockwork to deliver cavity wall insulation.

✓ The next 2 weeks will be spent on installing the roof structure as well as internal walls.

✓ Once done. The builders will make the structure weather proof and electricians or gas fitters will be on site to add power to the extension. This will be followed by internal walls’ plastering as well as breaking into your main house.

✓ After this, when the plaster is dry and decoration completed, units or furniture will then be installed.
