If you have an unused garage area, why not look at a conversion within Montacute and make the most from your house. Do a comparison of as many as four free quotations with this service and find the very best price for a conversion.

One of the main advantages with a garage conversion is the space can be transformed quickly for the extra room you would like, whether it's for a growing family or simply just to add to the value of your house.

A garage conversion means you won't have to move for more space, which often can help you save thousands of pounds on solicitor costs, estate agent payments and stamp duty. And the extra room can be transformed into anything you need, whether it's an extension to the living area or kitchen, or a separate room entirely.

With the infrastructure already in position it's clear that a garage conversion is going to be cheaper than constructing an extension also, and won't eat important space within your garden. With the exterior unlikely to change too, it's a great way to bypass regulations for conservation areas and also listed buildings.

If you're serious about transforming your garage, do a comparison of quotations from companies in Montacute using our easy and quick service to obtain the best offer available.

Montacute

Montacute is a tiny village and also civil parish in Somerset, England, 4 miles (6.4 kilometres) west of Yeovil. The village has a population of 831 (2011 census). The name Montacute is assumed by some to stem from the Latin "Mons Acutus", referring to the conically severe St Michael's Hill dominating the town to the west. An alternate view is that it is called after Drogo de Montagu, whose household stemmed from Montaigu-les-Bois, in the arrondissement of Coutances. Mortain held Montacute after 1066, Drogo was a close associate. The village is constructed virtually entirely of the local hamstone. From the 15th century till the beginning of the 20th century it formed the heart of the estate of the Phelips family members of Montacute House. The village has a fine middle ages church, as well as was the website of a Cluniac abbey, the gatehouse of which is currently an exclusive residence. At the centre of the village is a huge square known as the 'District' around which are grouped attractive homes as well as a pub, the Phelips Arms; there is a second public house and also resort positioned in the village, called the King's Arms.

FAQs

do i need planning permission for a garage conversion?

Are you thinking about converting your garage into a new space? Be it a new bedroom, gym, library or playroom, one thing you’ll have to consider before getting started is whether or not you’re going to require a planning permission. Unlike extensions that needs additional space, garage conversion is all about changing the existing structure of a space that’s already available to you - your garage. As a result, these projects are mostly covered by a planning policy that’s a bit different.

For a garage conversion, it’s very unlikely that you’ll need a planning permission. As a matter of fact, only 10 percent of garage conversions has been estimated to need a full planning permission, with the others coming under the permitted development rights. The permitted development rights, however, only provides coverage for home improvements that’s internal which implies that so far you’re not trying to enlarge your garage, you’ll not require a planning permission. But if otherwise, you’ll have to submit an application before commencing your project.

If you’re looking to comply with the permitted development rights, then your project must comply with some specific guidelines. These rules include the following:

• The work should be internal. No plans to enlarge or extend the existing garage.

• You should make sure that the materials used in carrying out the garage conversion is the same with the materials used in building the existing house.

• The building should not be extended.

You may, however, require a planning permission if you’re going to change a detached garage into a living space which could be a bedroom, small annexe or a living room.

Some houses excluded from the permitted development rights include flats, listed buildings, some new developments and most homes in a conservation area.

Will my garage conversion cause disruption to the rest of the house?

It shouldn’t do. Most companies will do all the interior work first, and the last job to do will be creating the opening from the house to the conversion. A reputable company will make sure they cause as little disruption as possible during this time.

Will I need planning permission or building regulations approval?

You may need planning permission if you are planning a larger extension. All extensions will need building regulations approval. An architect can assist with this and if planning permission is required. A reputable contractor will also be able to advise you if this is needed as well.

do i need building regs for a garage conversion?

Are you considering converting your garage into a more usable space in your home? If yes, then you’d probably want to know if you’ll require building regs before converting the garage. The answer to this question is yes. Although you may not require planning approval to convert your garage into a more usable space, but you’d usually need approval under the Building Regulations.

When re-structuring your garage into a habitable space, the following should be taken into consideration: structural alterations, ventilation, moisture proofing, insulation, fireproofing, escape routes as well as the submission of a building building notice or full plan application to the local council in order to inform them about the planned project.

• Walls

You’ll require an approval if you plan to infill the garage door with a window and a new wall. This is because the garage may have been built of a shallow slab which implies that a new foundation would be needed for the new wall construction.

• Floor

Even though there’s a high possibility that the garage floor is strong enough for domestic use since its designed to withstand the weight of vehicles, you may however need to upgrade to make sure it suitable for both thermal insulation and damp proofing. In addition, there may also be the need to to alter the floor level in such a way that it matches that of the remaining parts of the house.

• Ventilation

According to the Building Regulations requirements, there’s a need for adequate ventilation for each individual rooms which includes garage conversions for general health purposes. What’s going to determine the ventilation level that’ll be required is the frequency at which the room is used. Ventilation can be provided through purge or simply opening the window or via trickle ventilation.
