Fulham

Fulham is a district within the London Borough of Hammersmith and Fulham in southwest London. It's 3.7 miles south-west from Charing Cross, which makes it an Inner London district. It's on the north bank of the River Thames, in between Hammersmith and Kensington and Chelsea, facing Putney and Barnes. Formerly, it was a parish within the county of Middlesex. It's identified in the London Plan as among the list of 35 major centres in Greater London.

Fulham's reputation of industrial enterprise extends back to the 15th century, with its Mill at Millshot on the south side of what's now Fulham Palace Road. There was also a pottery, tapestry-weaving, paper-making and brewing industry in the 17th and 18th centuries in the location of what is now generally known as Fulham High Street. The subsequent two hundred years were recognized for power production, transportation, the automotive industry, food production and laundries.

For the first half of the 20th century, Fulham remained largely working class with pockets of wealth in the North End, along the top of Lillie Road and New King's Road. Specifically rich areas were Parsons Green, Eel Brook Common, South Park as well as the area surrounding the Hurlingham Club. The area attracted waves of immigration, and rapid changes meant that there was poverty - Charles Dickens and Charles Booth noted this, and there were poorhouses that attracted benefactors.

These days, Fulham is rated among the most expensive parts of London and the UK overall. The typical sale price of all property in 2007 was £639,973 - and is likely to be a great deal more now.

FAQs

Do I need my neighbours’ permission for an extension?

Well the reality is, sometimes, neighbours just don’t get along. With several individuals living in close proximity, it’s little surprise they tend to get on one another’s nerves from time to time. However, there’s a difference between having a tiff and being able to transform your house the way you want without having to obtain your neighbour’s approval.

The short and simple answer to this question is, not necessarily. However, you must first educate yourself by thinking about your extension and how it affects the houses around you. We’d strongly recommend you talk proposals through with your neighbour so as to avoid possible conflicts later. There are a number of reasons why your neighbour can protest to your new home extension plans. Let’s take a look!

  • In the event whereby your new extension is blocking their view or providing an unwanted shade on their property. Here, they have a legitimate reason to protest as no one would want their once sunny garden suddenly covered or plummet into shade.
  • In the event where it leads to a loss of privacy. For instance, if your new extension possesses a window which overlooks the neighbour’s property in any way. This is likely to be taken as an invasion of privacy and that has a little to no chance of being a welcomed idea.
  • If it’s a major project and going to take a lot of weeks before completion. The noise generated, especially when your neighbours are enjoying your summer holidays or weekends, can make their gardens not as relaxing as it used to be.
Can I extend the front of my house?

When it comes to extending a home, the rear of the house often comes to mind a lot more than the front. However, this doesn’t mean that you can’t extend the front of your house. This can be done either as part of a renovation project whereby the entire house is incorporated or it can also be done in isolation. It’s possible to extend the front of your house without the need to apply for a planning permission, however, there are a bunch of limitations you’d have to comply with if you wish to carry out with such a project. Sometimes, this may imply that extending to the front of your home is more tedious and tasking than extending your home’s rear. So exactly how far can you extend the front of your home without planning permission?

The short and simple answer to this question is 2 metres square area with a height not more than 3 metres. Generally, you do not need a planning permission to build a front porch as long as its area doesn’t go beyond 2 square metres from a public road or walkway. Also, a tiled or slated roof can be as much as 4 metres but other roofs must not go beyond 3 metres in height. If you want to extend the front of your home beyond the restrictions specified, then you’ll have to apply for a planning permission.

Extending the front of home can be quite costly, but this can be controlled by not building to the extension to the highest specification, not including an extension on kitchens or bathrooms and more.

Should I use concrete or timber footings?

For 2 metre solid fences it’s recommended to use concrete posts to support each panel. For smaller 1 metre fences or for picket fences with gaps between each timber piece you can use timber posts. A fencing contractor will be able to advise you on the best materials from the length and requirements of a new fence.

Can an extension add value to my home?

Yes. Most extensions will add substantial value to your home, and you may find that the extension adds more value than it cost. However, it’s important to be sure that the home remains balanced. Extending your garage and leaving your property with no parking spaces, for example, may impact your ability to sell.
